Before winter, have drains cleared, leaves and debris removed, and flashing, membrane, vent and skylight seals checked, along with heating cables if you have them. A roofer can do this inspection in one visit and fix small defects before the snow.
The 8-point checklist
- Drains: remove leaves and debris, make sure water flows freely.
- Debris on the membrane: branches and leaf piles hold moisture.
- Flashing: look for lifting around chimneys, parapets, vents and skylights. See flat roof flashing.
- Membrane: blisters, cracks, bare spots, punctures.
- Ponding: note where water sits after rain.
- Skylights: seals, frame and glazing.
- Heating cables: test before the freeze, with an electrician if needed.
- Top-floor ceilings: report any new stain to the roofer.
Never go up on a wet, icy or unguarded roof. During winter, see should you clear snow from a flat roof? and, if a drip appears, what to do about a leak.
